The Czech real estate market today is determined not so much by construction prices or demand as by the length of the permitting process. "With a project, you often don't know whether you'll start building in two years or seven years. And that makes it very difficult to work with," says Jakub. According to him, the uncertainty associated with zoning and building permit procedures fundamentally affects not only the work of developers, but also the risk that investors take on.
