The future of cities is being planned differently today: The new Jesenice center is taking shape on a real-world scale

High-quality development today is not just about constructing new buildings. It is primarily about creating places that will serve their residents and the entire surrounding area for the long term. It is with this philosophy that we are approaching the Nová Jesenice project, which aims to create a new city center that connects housing, public spaces, services, and community life.
“Jesenice appealed to us primarily because of the excellent location of the plots right in the city center, and also because the municipality has a long-term and well-thought-out vision for the center’s development—the Tři náměstí project,” says Jakub Vais, CEO and co-owner of EBM Group.
A digital twin of the future Jesenice center became one of the key tools in preparing the project. Thanks to the DESVIX platform, it was possible to visualize the design to scale, effectively coordinate the various disciplines, and discuss the future form of the public space based on real data. This approach significantly facilitated communication between the investor, architects, and city representatives and helped verify how the new center would function even before construction began.
The project’s lead architect, Alexandr Verner, also praised our refusal to downsize the apartments: “The investor’s stance had a fundamental impact on the quality of the design. It resulted in more spacious layouts, greater flexibility in the apartments, and a stronger emphasis on natural light and living comfort. The architecture was not subordinated to maximizing the number of units, but rather to the effort to create a high-quality living environment for the long term. Such an approach is relatively rare today and has a positive impact not only on the apartments themselves but also on the character of the entire project.”
